Landlords
- Landlord Guide
- Step one
Property Valuation
Our experienced agents will visit your property to assess its rental potential. We consider location, size, condition, amenities, and market trends to provide both a marketing price and an achievable rental figure. We’ll also offer practical advice on how to enhance your property’s appeal — from minor repairs to furnishing tips — to help you maximise returns.
- Step two
Listing Your Property
Once you’re happy with the valuation, we’ll guide you through signing an agency agreement tailored to your preferred service level. We’ll then arrange professional photography and create a detailed property advert. You’ll receive a preview link to see how your property is being promoted across our website and major online portals.
- Step three
Finding the Right Tenant
First impressions matter. Before viewings begin, we’ll help ensure your property is presented at its best — tidy entrance, clutter-free rooms, and well-lit spaces. Viewings are accompanied by our team, and we’ll accommodate your preference to be present or provide us with keys. After each viewing, we’ll share feedback and forward any offers. While we offer expert guidance, the final tenant decision is always yours.
- Step four
Tenant Referencing
Once an offer is accepted and a holding deposit is received, we carry out thorough referencing checks via Rent4Sure. This includes credit history, income verification, and landlord references — ensuring your tenant is trustworthy and financially secure.
- Step five
Tenancy Agreement & Inventory
We’ll draft a comprehensive tenancy agreement outlining all terms and conditions. We also ensure all legal safety certificates — Gas, Electrical, and EPC — are in place. Our team can assist in arranging these. If requested, we’ll coordinate a professional inventory report detailing the property’s condition, contents, and meter readings. Once complete, your tenant is ready to move in and collect the keys.
- Step Six
Deposit Protection
We’ll ensure the tenant’s security deposit is registered with a government-approved protection scheme. You’ll receive all required documentation and prescribed information within the legal 30-day window.
