Rent
- Renting with Hobsons Estates
Your step-by-step guide to securing the perfect rental home in West London
- Step one
Start Your Search
Begin your rental journey by registering with Hobsons Estates. By registering, you’ll receive instant alerts for properties that match your preferences. Consider your ideal move-in date, preferred location, budget, and must-have features to help narrow your search and find a home that suits your lifestyle.
- Step two
Book a Viewing
Once you’ve found a property that interests you, we’ll arrange a convenient viewing. This is your chance to explore the space, ask questions about utilities, maintenance, and tenancy terms, and assess whether it meets your expectations. If you’re ready to proceed, our team will guide you through the next steps.
- Step three
Secure the Property & Referencing
When your offer is accepted, a holding deposit will secure the property. We’ll then begin referencing through a trusted provider
that conducts credit checks, verifies income, confirms right to rent, and contacts previous landlords. To support this process,
you’ll need to provide:
• Valid photo ID
• Three months’ payslips or bank statements (or tax return if self-employed)
Once approved, you’ll be asked to pay one month’s rent in advance and a security deposit.
- Step four
Tenancy Agreement & Inventory
We’ll prepare your tenancy agreement and supporting documents for review and signature. A professional inventory will also be carried out, documenting the property’s condition, contents, and meter readings at move-in. This report protects both you and the landlord and will be shared with all parties. Once signed and complete — it’s time to collect your keys and move in!
- Step five
Moving Out
When it’s time to leave, please give notice in line with your tenancy agreement. We recommend thoroughly cleaning the property and referring to the original inventory to ensure everything is in order. We’ll arrange a check-out inspection and collect the keys. After reviewing the property’s condition, your deposit will be returned, minus any agreed deductions.
