Prepare Your Listing
Once instructed, we’ll arrange professional photography and create a detailed floor plan to showcase your property. We’ll also help you obtain an Energy Performance Certificate (EPC), which is legally required. Your listing will be promoted across major portals and our website to attract serious buyers.

Choose Your Solicitor
A smooth sale depends on having a reliable solicitor. We recommend selecting one early — and we’re happy to connect you with trusted conveyancing professionals who know the local market and can keep things moving.

Get Ready for Viewings
Presentation matters. We’ll advise you on how to make your home look its best — from tidying up the entrance to brightening rooms. Small improvements can make a big impact, and we’re here to help you prepare.

Hosting Viewings
Whether you prefer to be present or leave us with keys, we’ll arrange viewings at times that suit you. Our experienced staff will accompany buyers, answer questions, and gather honest feedback to help refine our approach and secure the right offer.
- Step Six
Receiving Offers
All offers will be presented to you in writing, along with any conditions. We’ll assess each buyer’s position — including their financial readiness and chain status — to help you make an informed decision.
- Step Seven
Negotiation & Agreement
Our team will negotiate on your behalf to achieve the best possible price and terms. Once an offer is accepted, we’ll issue a Memorandum of Sale confirming the details and share it with all parties to initiate the legal process.
- Step Eight
Exchange of Contracts
Once all legal checks are complete and both parties are satisfied, contracts are signed and exchanged. The buyer’s deposit is transferred, and a completion date is agreed. You can now book your removals and prepare for the big day.
- Step Nine
Completion Day
